Cindy’s Favorite Development – Morningside Crossing

Congratulations to our WHF-PA members involved in developing another great project in Pennsylvania!

a.m. RODRIGUEZ ASSOCIATES inc., Pittsburgh, PA was awarded the 2016 Innovation in Design tax credit Award by Pennsylvania Housing Finance Agency for this mixed-income senior housing development with community center located in the Morningside neighborhood of the City of Pittsburgh. A senior center will be operated by the City of Pittsburgh through its Department of Parks & Recreation out of the building’s community room. Services including congregate meals Monday through Friday, recreational opportunities, social opportunities, health and wellness activities, volunteer and employment opportunities in a space that includes an office, community room, warming kitchen, activity room and fitness room.

The project involves the adaptive reuse of the former Morningside elementary school including the original 1897 schoolhouse, plus a new addition, into 46 total units of mixed-income senior housing. Seven of the units are market rate and the balance are income restricted. There is a mix of one and two-bedroom units. The building will meet Passive House energy-use design and standards and is among the largest retrofits to meet Passive House in the region.

The project conforms with the local Morningside Business District Plan which was commissioned by the neighborhood group, Morningside Area Community Council. The plan called for renovating the previously vacant school building and proposed the reuse of the old school into apartments and a senior center.
